Analysis of the feasibility of land development in the protective zone of a decommissioned mine shaft

Abstract

Under conditions of rising real estate prices and decreasing availability of investment land, the safe utilization of post-mining areas is becoming increasingly important, particularly in Upper Silesia, where investments within the protective zones of decommissioned mine shafts pose a significant challenge. This paper presents an analysis of land development possibilities in the vicinity of the “Poniatowski” shaft based on a review of available technical documentation and numerical modelling. The results indicate that, provided the shaft was properly decommissioned, conditional land development is feasible, subject to compliance with design requirements and monitoring.
